Default Need Your Inputs

Hi everyone! We are moving to Orlando within two months and we are planning to rent a 3-bedroom villa. Can you give me usual rates so that we would have an idea how much that would cost us? I would really appreciate some extra tips on renting there in Florida. Thanks a bunch!

Default Florida Rental Prices

Expect to pay from $1300 and upwards. Many long term lets also require a minimum of 7 months duration.
Tips
  1. Credit reports, employment history and current landlord references are vital elements of the rental application. So improve your credit score, get a good employment report (longer is better) and get a referance from your current landlord about your payment history and cleanliness.
  2. The lease is basically a formality. The landlord only wants to ensure the tenant pays the rent on time, keep a clean and tidy house, and behaves. The lease spells out these 3 points in detail.
  3. A long term lease is generally for 1-2 years in length. You will pay a predetermined rent amount for the use of the house and any normal wear and tear will be dealt with by the landlord.
  4. The tenant is responsible for maintaining the house. The tenant maintains the landscape, shampoos the carpet etc. Any damages to the house during this time are the tenant's responsibility.
  5. The tenant is given a checklist to detail any defects to the house. This is important because the tenant will not be held responsible for these damaged parts upon move out if they are noted on the initial checklist.

Wow! Those are the real rates? That seems a little pricey. But it's Florida, right? You pay for the quality; and it's so totally worth it. I hope you enjoy your vacation there.
