What Is "Save Our Homes"?
- Save Our Homes" (SOH) was approved by Florida voters in 1992. SOH places a limitation of 3% on annual assessment increases on homestead exempt property. For all property first granted homestead exemption in the prior year, that year’s assessed value will be the base value for the implementation of "Save Our Homes". Thereafter, the assessed value will not increase more than 3% or the percentage change in the Consumer Price Index, whichever is less. The property’s market value may differ from SOH assessed value. SOH assessed value will never be greater than market value.
- Who qualifies for the SOH cap? -If you own and occupy your home as your permanent residence and receive the $25,000 homestead exemption you will automatically qualify for the cap.
- Does the cap limit property taxes? -No, the cap limits the increase of the assessed value of your property. A property’s assessment could go down, but property taxes could go up if the local taxing authorities increase their tax (millage) rate.

What is "Millage Rate"?
- The amount per $1,000 that is used to calculate taxes on property. Millage rates are most often found in personal property taxes, where the expressed millage rate is multiplied by the total taxable value of the property to arrive at the property taxes due. Millage rates are also used by school boards to calculate local school taxes to be collected, based on a derivation of the total property value within school district boundaries. To find the rate for your area just "Google" millage rates and the county you want. Bear in mind that these rates change yearly.
