According to ForeclosureListings.com rates were down again in many states in November compared with the previous month, suprisingly foreclosure prices were up.

Comparing rates and sale price figures from  offers a good economic snapshot of the current housing market.

Here are results for Florida  to demonstrate the change from October to November. Florida, rates were down 8.94%.

 From October to November average prices in  Florida,  went from $228,602.00 to $232,249.00, a 1.6% increase. In Miami, prices went from $114,258.00 to $125,015.00, a 9.41% increase.

Despite a decrease of 6% in May foreclosure rates across the US, Florida foreclosure rates still rank as one of the top for foreclosure across the country. In fact Florida posted the third highest state foreclosure rate in May, with one in every 148 housing units receiving a foreclosure filing during the month, according to RealtyTrac

Florida cities accounted for three of the top 10 spots:

  • Cape Coral-Fort Myers at No. 6 (one in 82 housing units)
  • Orlando-Kissimmee at No. 8 (one in 101)
  • Miami-Fort Lauderdale-Pompano Beach at No. 10 (one in 105)

Troy Bohlke, CEO of Niche Focus Group, an Advertising firm specializing in creating Real Estate investment packages for Real Estate Funds' predicts Sunbelt States Most Likely to Rebound First In Real Estate Downturn.

Saccacio of RealtyTrac says

"Sales activity appears to be increasing in some of the hardest hit markets as home prices have fallen to levels that are attractive to first-time homebuyers and investors.

45% of the transactions were distressed sales, foreclosures and short sales, which lead to the decline in the median price. However, these price drops lead to the largest gain in sales volume for the fourth quarter particularly in the Sunbelt states; Nevada, up 133.7 percent, followed by California, rose 84.7 percent, Arizona, up 42.6 percent and Florida with a 12.5 percent increase. "

How Do They Get Their Figures?
The Report provides a count of the total number of properties with at least one foreclosure filing reported during the month -- broken out by type of filing at:

  • state 
  • national level
  • Data is also available at the individual county level.

 Data is collected from more than 2,200 counties nationwide, and those counties account for more than 90 percent of the U.S. population. RealtyTrac's report incorporates documents filed in all  phases of foreclosure:
  1. Default -- Notice of Default (NOD)
  2. Lis Pendens (LIS)
  3. Auction -- Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS)
  4. Real Estate Owned, or REO properties ( been foreclosed on and repurchased by a bank).

 If more than one foreclosure document is filed against a property during the month or quarter, only the most recent filing is counted in the report.

The report also checks if the same type of document was filed against a property in a previous month or quarter. If so, and if that previous filing occurred within the estimated foreclosure time frame for the state the property is in, the report does not count the property in the current month.
